Our 7-Step Process

We inspect the fire damage, make the area safe, remove damaged content and clean and repair what is salvageable. We demolish damaged areas, clean soot from all surfaces and repair structural damage. We remove the smoke smell and then restore the fire damaged environment to its pre-loss condition.

Inspect, Assess & Plan

The first thing we do is inspect and access the fire damaged property. Our Fire Damage Restoration Technician will examine the affected area and its surrounds and create a plan on how to make safe, clean and restore your property.

Since hot air rises it could be that a significant amount of the smoke and soot damage may be above the direct area where the fire was in force. It may be that the damage has travelled into your roof cavity, with the heat, soot and smoke damaging the structure and insulation. This type of damage could easily be missed if a detailed inspection is not undertaken by a professional fire damage clean up company that know what to look for.

Similarly, as the heat moves to cooler environments, it may cause smoke and soot contamination in areas that are not in the immediate location where the fire was active. Often soot and smoke damage is found in adjoining rooms with soot and smoke cleaning required to address contamination on walls, ceilings, window, and flooring etc.
The heat, smoke and soot may have affected your exposed content as well as content in contained draws and cupboards, so as required our investigations may include a review of content, to determine if a future inventory of affected content is required for you to pass onto your insurance company to assist with any insurance claim.

If water has been used to extinguish the fire, your property will be affected by both water and fire damage. We are experts in Water Damage Restoration, and will access the effects of any water damage during this phase.

We will do a thorough assessment to identify and map the extent of fire, smoke, soot and any water damage across your home or business.

Define Scope of Works

The next step is for us to create a detailed plan or Scope of Works with a quote to clearly outline what fire damage make safe, fire damage cleaning, fire restoration and water damage drying work will be required and the associated costs.

If structural building work is required, we can engage a building contractor and structural engineer at this stage and can let you know the costs of these services, with an outline of what work, if any, can continue before their engagement.

Our Scope of Works will also contain details of the proposed approach for soot damage cleaning and smoke odour removal across the affected materials and structures, and as required it will cover the management of affected content.
At the end of this stage, we can provide you with a detailed Fire Damage Assessment Report and Scope of Works with associated costs for your insurance company.

Make Safe and Mitigation

As part of the fire damage cleaning phase of our approach the first thing we will do is remove the source of the fire, as well as the associated debris. It is the source of the fire and the associated debris that are likely to hold the most significant smoke odour and are the most toxic in continuing the spread of smoke and soot contamination associated with the fire, therefore removal of these items is our priority.

Depending on the extent of the fire damage a Builder and Structural Engineer may be required to remove building structure that is severely fire damaged and not salvageable, as well as to prop up walls and provide supports for other structures. If your electrical environment is compromised and dangerous, an electrician will be required to address electrical issues and make your premises safe. At the same time or soon after the removal of the source of fire, we set up a water extraction, drying and moisture control program to address any water damage issues. Drying of water damage is considered a priority over soot and smoke cleaning and in situations where water was used to extinguish a fire. If water damage is not effectively managed through immediate drying and moisture control, the issue of mould may arise, creating an even more complicated and expensive restoration program. If any mould is found it will need to be addressed through our Mould Remediation program. To address air quality issues that may exist, we use air filtration devices, also known as air scrubbers, using special charcoal filters to capture odours and airborne contaminants in the environment. This process cleans the air and assists to reduce the spread of contaminants from the fire.

Content is inventoried at this stage and what is not salvageable is removed and disposed. What can be salvaged or is not affected is moved to a negative pressured environment with active air filtration that captures and stops the spread of contaminants during storage and the content cleaning phase.

Commence Fire Damage Cleaning

Our Fire Damage and Smoke Damage Cleaning Technicians use specialised techniques, materials, and chemicals to remove soot from the walls, tiles, carpets, upholstery, and other surfaces.
Special dry sponges are used to remove soot, so make sure you never use water to try and deal with soot contamination yourself. Water simply spreads the soot damage!

It is also important to note that soot is confirmed as removed if it does not stain your hand when you wipe over it. A black tinge is most likely to remain on walls that have been cleaned of soot and painting is almost always required to bring your walls back to their pre-damage condition. The longer you take to clean the soot damage the more likely it will tinge your walls and the darker the staining will be.

Salvageable content is cleaned on site or packed for specialised cleaning off-site. This includes special dry cleaning of upholstery and clothing affected by smoke and soot damage and where we identify that content is not economically feasible to clean, we will let you know.

Smoke Odour Elimination and Sanitisation

All cleaned surfaces are sanitised, however, once the cleaning is completed it is likely that there will continue to be a lingering smoke odour.
At Capital Facility Services we use a process known as thermal fogging to kill any lingering smoke from the environment. The fog kills smoke in the air and penetrates the surfaces and building structures. In some instances, it may be that thermal fogging is required at an earlier stage in the fire damage cleaning and fire damage restoration programs we undertake.

Structural Reinstatement

As required, we can assist for any permanently damaged structures to be repaired or rebuilt. We can also manage replastering and painting programs for reinstatement of soot and fire damaged walls to their pre-loss condition.
